Rent follows similar patterns. A one-bedroom apartment in a popular neighborhood runs $1,500-2,200 per month, though you can find more affordable options if you're willing to live a bit further out.

The Good News About Tennessee Taxes

Tennessee has no state income tax. Read that again. Coming from a state like California, New York, or Illinois, this alone can save you thousands of dollars annually. Property taxes are also relatively low compared to many states. It's one of the biggest financial perks of living here.

The Gulch & Downtown

If you want the urban experience—walking to restaurants, bars, and entertainment—this is it. The Gulch is modern, sleek, and expensive. You're looking at condos primarily, ranging from $400,000 to well over $1 million. It's perfect for professionals who prioritize convenience and don't need a yard.

Germantown

Historic charm meets trendy boutiques and restaurants. Germantown is walkable, close to downtown, and offers a mix of historic row houses and newer townhomes. Prices are similar to East Nashville—expect to spend $500,000+ for most options here.

Franklin & Brentwood

These Williamson County suburbs south of Nashville are popular with families. Excellent schools, larger lots, and a more suburban feel. You'll pay for it—median home prices in Franklin hover around $700,000, with Brentwood even higher. But for families prioritizing schools and space, it's often worth the investment.

Antioch, Madison & Hermitage

These neighborhoods offer the most affordability while still being within reasonable commuting distance to downtown. You can find homes in the $300,000s here, sometimes even lower. They're experiencing significant growth and development, making them solid options for buyers on a budget or investors.

The Nashville Job Market

Healthcare is Nashville's dominant industry. The city is home to HCA Healthcare (the largest for-profit hospital company in the world), along with dozens of other healthcare companies. If you're in healthcare, health tech, or healthcare administration, Nashville is one of the best cities in the country for your career.

Beyond healthcare, Nashville has a strong presence in music and entertainment (obviously), tech startups, finance, and hospitality. Amazon has expanded significantly here, and companies like AllianceBernstein and Asurion have major operations in the city.

The unemployment rate consistently runs below the national average, and the job market tends to be strong across multiple industries.

What I Tell Every Relocation Client
